Here we list current incentives we have to help 'sway' you towards us when you are deciding which agent should market your property.
It's always our aim to give our customers excellent 'value for money' and wherever possible we keep prices low and sometimes (as with EPCs) we even subsidise them for you!
In the Stamford, Peterborough, Bourne, Hitchin, Letchworth, Stevenage, Baldock, Bedford and surrounding areas only we are currently offering our 'new branch' introductory package.

We are strong believers that we all generally 'pay for what we get' in business but for Middletons customers we try to give you more than other agents and that means you pay a competitive fee for excellent service, professional marketing and regular honest feedback until our job is done and you are completely satisfied.

Current 'Special Deals'

- Free EPC's! - If you sign up exclusively with Middletons to market your property before 1.4.2013 we will not charge you for your Energy Performance Certificate (EPC) if we sell your property (i.e. we will refund you upon completion). If for any reason we dont sell your property and you 'leave us' (after the initial contract period) we will only charge you £49 for your EPC. Most agents charge £75 for this certificate which is legally required for most properties if you are selling or letting your property. This offer is not included in our Introductory Sales Package.

- Free 'Low Aerial' photography! - if you have a detached or large property we will take low aerial photos using our specialist 60ft telescopic mast and remote controlled digital SLR. Few agents EVER offer this to ANY clients due to the expense involved. Middletons have our own in-house professional equipment and photographer and offer this service completely free of charge for qualifying properties.

- Free Moving Pack! - From 1.3.2013 if you sell your house through Middletons we will offer you a free moving pack on exchange of contracts that will include enough boxes and packaging for your size of property.

- Free Welcome Pack! - From 1.3.2013 if you buy your property through Middletons we will offer you a free 'welcome pack' on exchange of contracts that will include all the basics you need to survive the first few hours in your new home e.g. tea bags, milk, loo rolls, light bulbs plus a checklist of local contacts such as energy companies, telecoms, plumbers electricians etc.

- Excellent Marketing - We put a great deal of imagination, time and investment into marketing your property. From stunning photographs taken with top of the range equipment through to full colour brochures and eye catching window displays in our prime town centre locations, we will leave nothing to chance when it comes to presenting your property at its very best to potential buyers or tenants.

- Professional Photography - Our in house professional photographer, Joel Hudson, will spend as long as is neccesary 'staging' and preparing your property to be photographed. Most estate agents only have 'run of the mill' digital compact cameras at best and send out whoever is free at the time to take the photographs that they will rely on to entice buyers to view your property. - We have invested over £8000 in top of the range full-frame digital SLR cameras and separate wide angle lenses and lighting units. We also own a 60ft telescopic mast for taking Low Aerial photographs of larger properties and country estates using remote controlled cameras and laptops. This kind of service is usually charged at more than £300 up front to vendors by the few agents that offer it. Middletons provide it free of charge on all appropriate properties.

- Nationwide Advertising - We advertise all our properties on the major internet sites in the UK such as Rightmove, Zoopla & PrimeLocation reaching over 98% of the market.

- Local Advertising - We have regular property adverts in a diverse range of local papers as well as running periodic creative advertisments encouraging visitors to our modern and simple to navigate website where your property is easy to view.

- Personal Estate Agent - Middletons is a 'family' business with corporate standards. That means we are very friendly people to deal with but we will never compromise the level of service you deserve and expect from a business acting on your behalf.

- Regular Feedback - The number one complaint people have about estate agents is lack of communication. At Middletons we will agree a schedule of contact with you that will be the minimum we achieve. We will always give you relevant feedback as soon as we possibly can.

- Accompanied Viewings - You are engaging us to market your property, so we believe that means we should do all the 'selling' when required and not merely 'advertise' your property and leave the rest to you (which is unfortunately what happens all too often with some agents). We will always offer to accompany potential buyers and tenants on viewings so that all you need to do is ensure your property is well presented and leave the rest to us.
